What MLS Doesn't tell you...

Do you participate in a program in which you view MLS listings regularly?  These programs, the absolute best being HBM or Home Buyers Marketing, show you everything there is to know about active listings.  If you subscribe to HBM or another one of these programs, you know that you can add notes, save properties for future reference, use a mortgage calculator, etc etc etc.

If you think this bypasses the Realtor, you are partially correct.  HOWEVER, a savvy buyer will know that not only a listing date is important, but the history of the property on MLS as well. 

DID YOU KNOW... That a home can be on the market for months, be withdrawn or expire from MLS, and then, if the homeowner wishes to relist his/her home with another agency, the property shows up on MLS again as a brand-new-to-market listing? 

DID YOU KNOW... That pictures in MLS can be copied?  If you are looking at condo listings, for example, one agent can copy and use the picture of another condo in the complex for another listing?  And no one is the wiser.

Don't underestimate the importance of your Realtor.  MLS is a tool.  But, a Realtor with MLS combined is your key to a wealth of information.

Definately Worth Repeating

No Money Down

Countrywide stops no-money-down lending

The mortgage lender tells brokers to end offering the option of no down payment as delinquencies increase.

March 9 2007: 5:28 PM EST

NEW YORK (Reuters) -- Countrywide Financial Corp., the largest U.S. mortgage lender, Friday told its brokers to stop offering borrowers the option of a no-money-down home loan, according to a document obtained by Reuters.

Loans financing 100 percent of a home's value are among those leading to a sharp rise in delinquencies at U.S. mortgage lenders. Such mortgages below "prime" quality have resulted in the closure, sale or losses at more than two dozen mortgage lenders, analysts said.

"Please get in any deals over 95 LTV [loan-to-value] today!" Countrywide said late Friday in an urgent e-mail. "Countrywide BC will no longer be offering any 100 LTV products as of Monday, March 12."

The Old School Ways

Do you ever wonder why the older or seasoned Real Estate Agents seem to be the most successful?  Do they work harder?  Do they know the business better?  Do they have incredible Web Sites?  Innovative Marketing techniques?

The answer is referrals.  It's all about referrals in Real Estate. 

 I know an incredibly seasoned and successful Realtor in California.  She is actually a very dear friend of the family.  She is, to this day, still on dial-up Internet.

I know another seasoned professional who, even in the worst time of the Real Estate market, had a steady stream of home sellers and home buyers.  We were working together.  How in the world did she do it?  She made friends with a divorce attorney.

It's all about referrals my friends.  Trust me.  It is the reason I started www.yourdreamsheet.com.  So, the right Agents are getting to the consumer.

A Realtor's Sense of Humor

As a young Coast Guard Wife and mother of two, and now a very devoted Realtor on Cape Cod in Massachusetts, I cannot tell you how vicious this line of work can be.  Many Realtors that have been in the business much longer than I have are not so crazy about having the new gal in town.  I have had realtors vandalize my signs, make snide remarks under their breathe, and flat out tell me "Enough with the jokes. Bring me a buyer." 

Where has the sense of humor of the Realtor gone?  I mean, seriously.  Is it that hard to find humor in this line of work?  Also, what client would rather work for 6 months with an "old fuddy duddy?" 

Realtors, lighten up.  This market is not fun right now.  But, it always comes back around.
